(A) Pre-Design Services

Pre-design consulting establishes general parameters, and may include Programming, Site Planning, and Concept Design for new center projects.

Design Studies can be performed at various priced levels, which are especially important when evaluating existing buildings for improvements and change of use. We provide you with concept drawings and preliminary pricing.

Feasibility Studies provides marketing and concept feasibility analysis.
The goal of the Pre-Design stage is to establish the direction of the Design services. With this understanding and responsibilities clear we proceed into the Design Phase.
(B) Design Phase Services

Schematic Design: establishes the scope of the project based on specific program, time and economic parameters

Design Development: develops the schematic design and applies decisions as to quality of materials and engineering solutions

Construction Documents: assembles traditional "plans and specs", details the project and sets forth the construction requirements that form the basis of a contract between the Owner and the Contractor

Bidding or Negotiation stage: market pricing is established by the Bidder to construct the project for dollars and time

Construction Stage: actual construction events and sequences that order, deliver and build the facility based upon the Contract Documents

Project Management: We offer construction phase management services and are available for consulting during the construction phase. Many times the Owner wishes to provide some features outside the general construction contract. We assist in the incorporation of these features into the work.
